Estate agents describe Xàbia as a town of villas, most of them inside an urbanisation. Walk round any of them and these are the locks you pass.

The garden or drive gate
Gate locks live outdoors all year. Their latches drop, their keeps move as the posts settle, and a gate that no longer catches is an open invitation.

The terrace slider
Aluminium sliding doors onto the pool terrace: hook locks that no longer reach, handles that spin, rollers that let the leaf drop out of line.

Roller and folding shutters with their own lock, often the only thing between a closed-up villa and its glass.

An arcaded raisin house turned into a summer room or a garage, needing doors and locks that do not hide its arches.
Sliding doors and gates that no longer catch
An aluminium slider that has dropped on its rollers looks shut and is not: the hook passes under its keep and the door slides open from outside. The fix is usually to lift and align the leaf, then replace the hook lock or the handle, not the whole door.
Gates move with the seasons. A post that has settled by a few millimetres is enough for the latch to miss. The keep is moved or the lock changed so the gate catches again by itself, without being slammed.

Villas that stand empty for months
In the 2021 census, 14,997 of the 26,817 homes in Xàbia were not anyone’s main residence. A villa closed from October to Easter needs its locks to work on the first day back, and to keep people out until then.
In 2025 the Guardia Civil put 84 break-ins in Xàbia down to two men who chose homes while the owners were away and slipped the latch of doors pulled shut but not locked. Before you leave for the winter
- Turn the key in every lock, gate included, and check the slider hook really engages.
- Know who holds a key, and take back any you cannot account for.
- If a safe stays in the house, make sure it is fixed down: safes.
Riuraus, the raisin houses of the Marina Alta
Riuraus were built facing south with open arches, so grapes spread on canes could dry in the sun and stay out of the night rain. Xàbia is on the Ruta dels Riuraus, and one of the largest, the riurau of the Català d’Arnauda, was moved to Parc Montaner. Many villas keep one on the plot, now a summer room, a garage or a store.

Villa owners ask
The terrace slider will not lock any more. Does the whole door need replacing?
Rarely. On most aluminium sliders the fault is the hook lock, the handle or the rollers, and each can be replaced on its own. The door is lifted back into line so the hook reaches its keep again.
Can a lock be added to a slider that never had one?
Usually, yes: a lock with a key in the handle, or an extra lock on the frame. Which one depends on the profile of the door, so a photo of the edge of the slider helps.
Our gate key was lost along with the house keys. Do both locks need changing?
If the keys could be linked to the house, yes. The front door cylinder is a booked lock change; the gate lock is done on the same visit.
Can the work be done while we are not in Spain?
Yes, if someone you trust can open the gate. The job and the price are agreed with you beforehand by WhatsApp or email, with photos, and the new keys go to the person you name.
