# Keypad entry for a Xàbia holiday let: what to check before fitting one

In January 2026 the council counted **4,226 registered tourist dwellings** in Xàbia, out of about 26,800 homes. Many are run by owners who live in another country, through a manager or a neighbour who meets guests with a set of keys. When the flight is late, the manager is at another check-in and the guests are standing at the gate at midnight, the appeal of a keypad is obvious.

A keypad lock can work very well on a let. It can also lock a family out at the worst moment. The difference is almost always in what was checked before it was fitted.

## 1. Where does the power come from?

Most keypad locks for front doors run on batteries. Ask:

- **How long do the batteries last** with the number of openings a busy let has in August, not the number in the brochure?
- **Does it warn you** when they are low, and does that warning reach you or only beep at the door?
- **Can it be powered from outside** in an emergency, through a contact for a spare battery?

Put changing the batteries on the cleaner’s list for every changeover. It costs almost nothing and removes the most common call.

## 2. What happens when it fails?

Every keypad lock should have a **mechanical cylinder behind it**: a keyhole that opens the door when the electronics do not. Check that it is there, that it is a decent cylinder (anti-snap, anti-bump), and that somebody nearby holds that key. A keypad with no mechanical override, or with a cheap cylinder hidden under a cover, swaps one problem for a worse one.

## 3. How are codes changed?

A code that never changes is a key that every guest takes home. Look for a lock where you or the manager can **set a new code for each booking**, ideally valid only for the dates of the stay, and remove it afterwards. Then the code that travels with last month’s guests opens nothing.

## 4. Does it suit the door?

Not every door takes every keypad. Armoured doors, multipoint villa doors and aluminium doors each need the right model, and some need the lock body changed as well. A photo of the edge of the open door, sent before you buy, saves buying the wrong one.

## 5. And the rest of the house?

A keypad on the front door does nothing for the garden gate, the slider onto the terrace or the guest safe.
